The only non-dead-end platform to buy right now is AM5. The 9900k i bought in 2019 lasted 5 years before I started to feel its age, so while not quite top-of-market for this generation, I am expecting similar longevity out of the Ultra 7 265. As in: 5 years from now, we'll be a socket two removed from current Gen for both AMD and Intel.

I did a long look at which board to go with for this deal, as OP points out there are a few with the discount and in a similar price range. The Asrock Lightning or Livemixer are the ones to buy. They are nearly identical. The Lightning has 7.1 audio (novelty IMO), Killer (intel) NIC, but most importantly is cheaper. The Livemixer has more rear USB (overkill for most people tho), Realtek NIC, and a different PCIe configuration (aimed at content creators). Both are great boards, but the Lightning is the one im buying since its cheaper and besides those differences they are 95% the same.
As for the motherboard longevity discussion, yes its always a thing to consider, but AM5 is either on its last real CPU generation or has one upgrade coming, there may be future CPUs for it that are just recycled defective bins, like AM4 has done, but those dont bring new high end performance so it effectively became EoL when AM5 launched. LGA 1851 (this deal) is in a similar boat, many people expect it to the last CPU generation it supports but there is a chance it will get a refresh. Finally, most people upgrade their PC every 5ish years. If youre buying a new motherboard today, odds are high that when it comes time to upgrade, AM5 CPUs will be outdated, like the 5800x3d (flagship AM4 gaming CPU) released 3 years ago and is already obsolete as it loses to the modern budget Intel and AMD CPUs.
Anyways, this is a great deal and while I dont need to upgrade, the pricing is far too good to pass up. The upgrade will basically be free to me when I sell my existing CPU and motherboard.
While I agree you should get the non F version if you don't need dedicated graphics, the version with integrated graphics has lower performance than a GTX 1630 so you wouldn't need to spend nearly $500, probably $150-200
